2002-2006

Since the first floor of the shopping center was empty, it was used as an alternative location for the Mozarteum University from 2002 onwards. However, this naturally led to conflicts between the residents and the music school. In 2006, after the Mozarteum was renovated, the music school moved back into its original building. Until the shopping center (ZIB - Zentrum im Berg) and thus the Mozarthof were renovated in 2008, the first floor remained largely unoccupied and unused.

 

2008

After a three-year delay, the "revitalization of Mozarthof" began in 2008 under the direction of Immofinanz as the owner of Objekta –Errichtungs und Verwertungsges mbH. and ATP Wien as the planner. The aim was to create a continuous sales area on the ground floor and first floor for the ZIB Shopping shopping center, in contrast to the original design by the architectural partnership WILHELM HOLZBAUER and RUDOLF SCHEICHER. This was achieved by building over the originally existing courtyards up to the first floor. For this purpose, a super-edifice contract was drawn up in 2008 for the owners between Objekta –Errichtungs und Verwertungsges mbH and the other co-owners under the leadership of GSWB and the "staircase speakers" (house representatives of the condominiums). This created the opportunity to rent the corresponding common areas to Objekta –Errichtungs und Verwertungsges mbH for 99 years under the negotiated conditions. This rental income benefits the owners and the tenants.
